‘Days on market’ is one of the most misunderstood numbers in real estate. The metro Atlanta average hides enormous differences between neighborhoods, price tiers, and even the season you list in.

What days on market actually measures

Days on market (DOM) is the time from when a listing goes active to when it goes under contract. It is a temperature gauge for demand: low DOM means buyers are moving fast; high DOM means they are being choosy. But an average across all of metro Atlanta is nearly useless for pricing your specific home — the spread underneath it is what matters.

The three things that move DOM the most

  • Price tier. Well-priced homes in the most active tiers (roughly the entry and mid-market) tend to move quickest, because that is where the most buyers are. Luxury and unique properties naturally take longer to find their buyer.
  • Location. A move-in-ready home in a sought-after school zone or walkable in-town pocket behaves very differently from a fixer on a busy road — even at the same price.
  • Condition and price together. The fastest sales are homes that are both well-presented and priced to the market. Get either one wrong and DOM climbs.

Seasonality is real in Atlanta

Spring into early summer is traditionally the busiest window — more buyers, faster sales, and often stronger prices. Late fall and the holidays are quieter, so homes can take longer to sell, though serious winter buyers tend to be more motivated and less likely to waste your time.

How to read your own listing’s DOM

The first two weeks tell you almost everything. Lots of showings but no offers usually means condition or presentation. Few showings at all means the price is off. Reacting to that feedback quickly — rather than waiting a month and hoping — is how you avoid a stale listing that ultimately sells for less.

Does a longer DOM mean I have to drop the price?

Not automatically. First diagnose whether it is a price problem or a presentation problem — the fixes are different. A price cut on a home that shows poorly rarely solves it.
