Decatur vs Marietta: Where Should First-Time Buyers Look in 2026?
Both Decatur and Marietta land near the top of “best first-time buyer” lists for metro Atlanta — and they’re meaningfully different. Walkable urban Decatur and family-suburb Marietta serve very different buyers. Here’s the honest comparison: prices, schools, commutes, vibes, and the buyer profile each one actually fits.

- Choose Decatur if: you want walkability, urban energy, restaurants and small shops at your door, and you’ll commute by car or MARTA to in-town Atlanta jobs. Budget: $500K+ for a starter home in the City of Decatur proper.
- Choose Marietta if: you want more house for the money, a quieter pace, top schools without a $700K price tag, and you’re commuting north or to a Cobb-area employer. Budget: $375K–$450K gets you in.
Median prices: the brutal truth
The biggest single factor for most first-time buyers. Late-2026 numbers across metro Atlanta:

The takeaway: “Decatur” and “Marietta” each contain dramatically different price tiers depending on the ZIP code. City of Decatur proper is a luxury market now; the surrounding DeKalb ZIPs (Avondale-adjacent, Belvedere Park, Scottdale) are still in first-time-buyer territory. East Cobb is the expensive part of Marietta; West Marietta and the city itself are the affordable side.
Schools (where most first-time buyers focus)
City of Decatur Schools
City Schools of Decatur (CSD) is its own district — separate from DeKalb County Schools. It serves only the City of Decatur (4 square miles, 30030 ZIP). All five schools are rated 8–10 on GreatSchools. CSD is the single biggest reason people pay the City of Decatur premium.
The gotcha: if you buy in 30032 or 30033 — even half a block outside the City of Decatur boundary — you’re in DeKalb County Schools, which are dramatically more variable. Know exactly which side of the line you’re buying on.
Marietta City Schools vs Cobb County Schools
Same setup, different geography. Marietta City Schools serves the 30060 ZIP only; the rest of “Marietta” (East Cobb, West Cobb, Kennesaw-adjacent) is in Cobb County Schools.
Cobb County’s East Cobb schools (Walton, Pope, Lassiter clusters) are among the highest-rated in the state — often ranked 9–10. That’s why East Cobb prices are what they are. Marietta City Schools are solidly average. The schools premium in Marietta is in East Cobb specifically, not in the City of Marietta.

The commute equation flips by job location. If you work downtown or at Emory/CDC, Decatur is unbeatable. If you work in Cumberland, the Battery, or any of the Cobb/Marietta corporate corridors, Marietta is the obvious answer.

Decatur
Walkable urban square with restaurants, the historic courthouse, a weekly farmer’s market, and an annual book festival. Neighborhood streets are tree-lined craftsman bungalows and mid-century ranches. Young professional and young-family heavy. Politically progressive. Dog-and-stroller density on the square is famous.
Marietta
The Marietta Square is the closest analog to Decatur — restaurants, theatre, weekend events — but quieter overall. The rest of Marietta is classic Atlanta suburb: cul-de-sac neighborhoods, larger lots, swim-tennis communities. Older family demographic, mixed politically, more religious community presence. Outdoor recreation (Kennesaw Mountain, Chattahoochee) is a 10-minute drive.

- Avondale Estates (30002) — Just east of Decatur. Historic neighborhood, walkable to the Avondale MARTA station. Median around $475K, but a strong school district (City Schools of Avondale Estates K-5, then DeKalb).
- Oakhurst (south Decatur, 30030) — Inside City of Decatur, but the more affordable side. Mid-century homes in the $550–$650K range.
- Belvedere Park (30032) — DeKalb side, still close to Decatur. Bungalows and ranches in the $325–$425K range.
- Scottdale (30079) — Quietly appreciating. Walkable to the Avondale Estates corridor. $325–$420K for solid starter homes.
In and around Marietta ($300K–$450K range)
- Marietta historic district (30060) — Near the Square. 1920s–1940s homes, walkable to Glover Park. $325–$425K range.
- West Marietta (30064) — Bigger lots, ranch homes, mid-century. $350–$450K for a 3-bed ranch.
- Sandy Plains corridor (East Cobb edge) — Gateway to East Cobb schools without full East Cobb prices. $425–$475K.

This one surprises Decatur buyers. City of Decatur layered taxes (city + DeKalb + CSD) run higher than Cobb County. Estimated effective rates (2026):

- East Cobb / unincorporated Cobb: ~1.05%

Decatur fits if you:
- Want to walk to restaurants, shops, parks on weekends
- Work in-town or commute via MARTA
- Value the City Schools of Decatur district above all else (and can stretch to 30030)
- Are okay paying $40–$80K more for the same square footage you’d get in Cobb
- Prefer denser, urban-feel neighborhoods
Marietta fits if you:
- Want more house, bigger yard, more privacy for less money
- Work in the Cumberland/Galleria corridor or anywhere north of I-285
- Care about East Cobb schools (target East Cobb ZIPs specifically)
- Prefer suburban pace — drive everywhere, but more space

At $745K median, City of Decatur proper is out of reach for most single-income first-time buyers. Dual-income households at $180K+ can do it with 10–20% down. For everyone else, target 30032/30033 instead and get most of the Decatur lifestyle for $300K less.
Is Marietta safer than Decatur?
Property crime in the two areas tracks closely. Violent crime is meaningfully lower in East Cobb than in most metro Atlanta areas. Both are well below Atlanta city-proper rates. Use specific neighborhood data (not city-wide averages) for the area you’re considering.
Which has better appreciation potential?
Both have appreciated 35–55% over the last 5 years. Decatur (especially 30032/30033) has higher percentage growth because it’s coming off a lower base. East Cobb is flatter but stickier — values don’t drop much in downturns.
